There are plenty of lists of land lenders online. This isn't one of them. These are two specific lenders we've referred clients to and seen close Texas land deals. Lenders who know what raw and rural land looks like in North Texas.
A directory of 50 lenders is not helpful if you don't know which ones actually do land loans in your county, at your acreage, for your land type. A curated referral is more useful.
Both partners have active track records with Texas rural and raw land loans. They aren't banks that occasionally do land deals when the deal is easy. They work land transactions with regularity.
Appraising land in Grayson County or Fannin County is not the same as appraising land in suburban Dallas. These lenders understand the markets we work in and can evaluate comps that require local knowledge.

The lender will want to understand your land and your financial picture. Have your county, acreage, and rough purchase price ready. If you've already identified a property, a parcel number helps.
The lender will typically pre-qualify you before you make an offer, or work alongside an offer if you're already under contract. Either path works. Pre-qualifying before you offer puts you in a stronger position.
